Full-Time Maintenance Technician
Description:
As a Maintenance Technician you will be an integral part of the Stone & Browning team and its processes. Maintenance Technicians will be responsible for helping upholding quality rental units, while providing the resident base with a professional and trustworthy service. As a maintenance technician you will work closely with our project managers, and maintenance coordinator to ensure day to day, preventative maintenance items, and apartment turnovers are being addressed in a timely manner. Maintenance technicians will be responsible for accurate record keeping as it pertains to time and expense reporting to ensure projects are being completed on time, and on budget. Pay is based on experience. Every day is completely different at Stone & Browning Property Management, and our team is second to none. Qualifications:
- High School Diploma or GED and at least two years of building maintenance experience.
- Post secondary education may be substituted for experience on a year-for-year basis.
- Candidates must be upbeat, friendly, tech savvy, and team players.
- Must have a valid drivers license, and be willing to be on call 24/7 during certain weeks of the month.
- Must be able to interact with co-workers, supervisors, residents and the general public in a professional and pleasant manner.
Knowledge, Skills and Abilities:
- Ability to assess situations and make appropriate judgments
- Ability to plan, determine work priorities and schedule
- Ability to use online software programs for time and expense reporting
- Working knowledge of building mechanical systems to help diagnose certain issues

Job Summary: Property Manager
The property manager is responsible for oversight of the day to day operations of a portfolio of properties. They will provide support and management for the properties and the rest of the team. Responsibilities include monitoring rent collections and delinquencies, lease enforcement, coordination with the maintenance department, resident and investor relationships, annual operating budget creation, financial reporting and working closely with local and state housing compliance departments. The property manager is expected to maintain and enhance the value of the real estate assets, in order to maximize the investors's financial return, and for the benefit of the residents and the community. Key Responsibilities and Examples of work:
- Main point of contact for resident and investor base
- Analyze income, expenses, lease expirations, market rents, delinquencies, financial statements, and make recommendations to the team, and investors as needed
- Enforces lease terms and conditions when necessary
- Communicates with investors frequently
- Create annual operating budgets for portfolio of properties
- Proficient use and understanding of Property Management Software
- Works closely with the maintenance team to ensure work is being completed as it pertains to day to day maintenance, unit turn-overs, and capital in improvements.
- Communicate with residents, investors, and vendors in a prompt manner
- Monitoring the process of Move-Ins and responding to questionnaires and other feedback channels.
- Represent the client base throughout the legal process should an eviction need to be filed.
- Participate in weekly team meetings and present on weekly successes and challenges
- Work with local agencies to strategize building improvements through grant programs, energy efficiency programs, and other state/municipal incentive programs.
- Develop cost saving strategies in an effort to reduce budgeted expenses
- Understanding how real estate investments work and continuing to help maximize cash flow of properties and minimizing delinquencies and other loss revenue
- Provide ongoing feedback and suggestions to the team on how to improve

Stone & Browning is seeking a professional individual who takes pride in their work, to come on board as an in-house cleaner, and assist in providing the people of Vermont with safe and clean housing. You will work closely with our maintenance, leasing, and property staff to ensure apartments are cleaned thoroughly before new residents move in, common areas are keep in an orderly fashion, and other cleaning projects are completed on time and on budget. Stone and Browning Property Management is seeking an organized and detail-oriented individual to join our team as a finance assistant. You will work directly with our finance manager to ensure that our clients and residents are supported and transactions are done in a timely and accurate manner. The ideal candidate would be flexible in the workplace, extremely organized and have the ability to prioritize and multitask. The ability to learn quickly and be computer comfortable is a plus.

Responsibilities:
- Daily data entry of A/R and A/P transactions
- Monthly reconciling of bank and credit card statements
- Working closely with Bookkeeper to ensure accuracy of record keeping
- Auditing client and vendor reports to ensure accuracy, as needed
- Filing annual LC-140 statements annually
- Supporting the management team, as needed
Minimum Qualifications:
- High School Diploma or GED
- At least 2 years of accounting experience or education
- Familiar with Quickbooks online
- Ability to adapt to other accounting softwares
- Ability to understand and perform simple accounting functions
